What if a Warranty Deed doesn't match the condo docs?

The condo doc and blueprint for the building I live in says that the front porch is a Common Area. However, unit #1's Warranty Deed states: "unit 1 together with an undivided interest in the Common area of said condominium and the right in common with others to use the common area, and the exclusive right to use the Limited Common Area igned to Unit #1 as established by..." etc. So, does unit one have the right to be possessive about the porch, or does it belong to all of us? Is she allowed to kick people off her furniture?
